Real Estate Paralegal - Downtown Fort Lauderdale
A national law firm seeks a Real Estate Paralegal for their Downtown Fort Lauderdale office! The Paralegal plays a crucial role in supporting the Real Estate practice group and boosting attorney efficiency by managing information and aiding in the delivery of legal services, including client interactions. This position demands a proactive attitude to ensure tasks are completed on time, exceptional organizational skills, keen attention to detail, and the ability to excel in a high-volume, fast-paced environment. The Paralegal will be expected to track and record their own billable time. At least five years' experience with Commercial Real Estate. General knowledge about lease negotiations, financing options, lending requirements and documents, required. Experienced in the following software or systems: ATIDS, Doubletime, AgentNet, TitleWave, Microsoft Office (Word, Excel, Outlook), Adobe PDF Pro, Propel, AltaStar is a plus.
Duties and Responsibilities:

- Track all billable and non-billable time in 3E
- Research skills and use of platforms for conducting/analysis of results
- Proofread all documents and correspondence for accuracy
- Assist in preparing basic contracts, including lease agreements and purchase agreements
- Identify which documents are necessary for closing and generate same with limited or no oversight
- Facilitate communication between the attorneys for buyer and sellers
- Order and review title reports, lien letters, surveys, etc.; flag issues; and have a firm understanding regarding what must be done to clear any issues prior to closing
- Attend closing with attorney when necessary
- Monitor financial transactions
- Monitor deadlines for closing purposes and due diligence matters
- Revise documents and keep track of deal changes and update accordingly
- Prepare signature pages for all deal documents
- Entity formation including preparation and filing of amendments to organizational documents as necessary
- Prepare and maintain closing checklists
- Assist in preparations for closing and attendance at closings, whether in escrow or in person
- Prepare closing statements via Excel and/or using the e-closing software
- Prepare of title synopsis for attorney
- Assist attorneys in commercial real estate matters when necessary
- Familiarity with the terms FinCEN, KYC and 1031 Exchange, and how they are relevant to real estate transactions
- Maintain good relationships with clients and vendors in professional manner
- Maintain organized files for voluminous transactions
- Handle attorney support aspects of a commercial transaction, title/survey review, UCC research and filings, due diligence, ancillary document drafting, and closing/post-closing procedures
- Draft closing documents and loan documents and/or research for forms and legal language to include in loan documents for attorney to draft
- Review of title requirements and exceptions; research/review of public records documents
- Online research with city, county, state and governmental entities applicable to transactional and loan closings
- Review of all variety of due diligence items for purchase, sale, lease, loan and construction matters
- Preparation of title policies and endorsements
- Post-closing assembling of all closing documents for closing binder and prepare indices
- Organize documentation in filesite so that anyone looking at the matter can locate pertinent documents
- E-record documents with counties and filing of documents with applicable state entities
- Review of organizational charts and documents; preparation of resolutions and written consents
- Review of contracts and prepare critical date lists
- Draft/review of title objection letters and responses to same
- Review of surveys
- Other duties as assigned
