Beacon Hill is a proud partner to a reputable Real Estate Company in Chicago. We are currently hiring a Senior Property Accountant.

Responsibilities/Duties

The responsibilities of the Senior Property Accountant are, but are not limited to:

  • Prepare and analyze monthly, quarterly, and annual financial statements in accordance with GAAP.
  • Maintain and reconcile general ledger accounts and property-level financial data.
  • Oversee accounts payable and receivable functions, ensuring timely rent collection, vendor payments, and resolution of AR discrepancies.
  • Perform straight-line rent and revenue recognition calculations in compliance with ASC 842.
  • Prepare and review CAM, real estate tax, insurance, and utility reconciliations in partnership with property managers.
  • Manage fixed assets, capital project accounting, and depreciation schedules.
  • Develop property operating budgets, forecasts, and variance analyses in collaboration with property managers.
  • Ensure compliance with loan covenants, maintain loan documentation, and track reporting requirements.
  • Support internal and external audits through the preparation of schedules and supporting documentation.
  • Identify, recommend, and implement process improvements to enhance efficiency and accuracy.
  • Assist with system implementations or upgrades and provide training to accounting staff as needed.
  • Mentor junior accountants and promote collaboration across departments.

Requirements

  • Bachelor's degree in Accounting, Finance, or related field (CPA or CPA-track preferred, not required).
  • Minimum of 5 years of property accounting experience, preferably within the commercial real estate sector.
  • Strong understanding of GAAP, lease accounting, and property management accounting principles.
  • Proficiency in Yardi, Kardin, and AvidXchangeArgus experience preferred.
  • Advanced proficiency in Excel (pivot tables, VLOOKUPs, and data modeling).
  • Highly organized, detail-oriented, and capable of managing multiple priorities in a fast-paced environment.
