Our client, a commercial real estate firm, is seeking an Assistant Property Manager in New York City. The hours are 8:30am-5:30pm, onsite five days per week.
Responsibilities:
* Act as the primary day-to-day contact for tenants, cultivating and maintaining strong, service-oriented relationships
* Respond to tenant needs and ensure prompt resolution by building staff; assess requests for systemic issues and opportunities for improvement
* Administer all aspects of physical property operations, including engineering, cleaning, repairs, security, elevator maintenance, utilities, pest control, and more
* Conduct regular inspections of tenant spaces, base building, common areas, and exterior grounds to ensure compliance with service contracts and quality standards
* Support leasing activities by coordinating tours and events as needed
* Manage building work order system, ensuring all requests are dispatched, resolved, closed, and billed appropriately
* Assist with financial administration including tenant billings, CAM reconciliations, monthly reports, annual budgets, A/P and A/R, purchase orders, and service contracts
* Maintain and verify compliance of tenant and vendor Certificates of Insurance
* Coordinate with construction teams on work impacting tenant and building areas
* Provide phone coverage and call direction for the property management team
* Oversee and coordinate building personnel and services to maintain high levels of tenant satisfaction
Qualifications:
* Undergraduate degree required (strong candidates without a degree may be considered)
* 3+ years of experience in commercial real estate property management (residential experience will not be considered)
* Proficient in Microsoft Office, particularly Excel
* Experience with Building Engines and MRI preferred
* Familiarity with accounting fundamentals, contract administration, and COIs
* Designations such as RPA, FMA, and LEED preferred

* Up to $90K plus bonus
