Beacon Hill has partnered with a commercial real estate company in Chicago in hiring a Property Manager to start immediately. The Property Manager is responsible for the day-to-day management and operations of assigned commercial properties, ensuring tenant satisfaction, financial performance, and property upkeep. This role oversees vendor relationships, manages budgets, and ensures compliance with leases, company policies, and regulatory requirements.
Key Responsibilities:
Property Operations & Maintenance
- Oversee daily property operations, including maintenance, repairs, and building services.
- Coordinate with contractors, vendors, and maintenance staff to ensure high-quality work and timely completion.
- Conduct regular property inspections to ensure safety, cleanliness, and compliance with standards.
- Manage tenant move-ins and move-outs, ensuring smooth transitions and proper documentation.
Tenant Relations
- Serve as the primary point of contact for tenants regarding building operations, lease terms, and service requests.
- Proactively address tenant concerns and work to ensure high tenant satisfaction and retention.
- Enforce lease terms and coordinate lease renewals in partnership with the leasing team.
Financial Management
- Develop and manage annual operating budgets and capital improvement plans.
- Review and approve invoices, track expenses, and prepare monthly financial and variance reports.
- Monitor rent collections and work with accounting to ensure accurate billing and reporting.
Administrative & Compliance
- Maintain accurate records of contracts, leases, maintenance activities, and property correspondence.
- Ensure compliance with local, state, and federal regulations, as well as company policies and procedures.
- Support asset management initiatives, including capital projects and long-term strategic planning.
Qualifications:
- Bachelor's degree in Real Estate, Business Administration, or related field preferred.
- 4+ years of experience managing commercial (office, retail, or industrial) properties.
- Strong knowledge of property management principles, leasing, and financial reporting.
- Proficiency in property management software (e.g., Yardi, MRI, AppFolio) and MS Office Suite.
- Excellent communication, problem-solving, and organizational skills.
- Ability to manage multiple priorities and deadlines in a fast-paced environment.
- CPM or RPA designation a plus.
