Job Summary:
The Property Accountant is responsible for maintaining the financial records of a portfolio of properties, ensuring accuracy in general ledger activities, producing monthly financial statements, and supporting property managers with financial reporting and analysis. This role ensures compliance with company policies, lease agreements, and applicable accounting standards.
Key Responsibilities:
Prepare and review monthly, quarterly, and annual financial statements for assigned properties.
Maintain general ledger activity including journal entries, accruals, and account reconciliations.
Perform bank reconciliations and monitor cash activity for assigned properties.
Record tenant billing transactions, including rent, CAM (Common Area Maintenance), real estate taxes, and other charges per lease agreements.
Review and reconcile tenant accounts, including billing adjustments and delinquencies.
Assist in the preparation of annual budgets and monthly variance analysis.
Manage CAM reconciliations and ensure timely billing and collection.
Prepare audit schedules and support external audits as needed.
Work closely with property managers to review financial performance and support operations.
Ensure accurate and timely reporting in accordance with GAAP and internal policies.
Qualifications:
Bachelor's degree in Accounting, Finance, or related field.
2-5 years of accounting experience, preferably in property or real estate accounting.
Strong understanding of accrual accounting and lease administration.
Proficiency with accounting software (e.g., Yardi, MRI, RealPage, AppFolio, or similar).
Strong Excel skills (pivot tables, VLOOKUPs, etc.).
Detail-oriented with excellent analytical and problem-solving skills.
Ability to manage multiple priorities and meet deadlines.
Strong written and verbal communication skills.
Preferred Qualifications:
Experience with CAM reconciliation and lease abstracting.
Familiarity with multi-entity accounting.
