1. Accurate and timely data entry of all accounts receivable and accounts payable transactions, including: entering invoices for sites without Quickbooks/Property Boss processing capability; entering all monthly invoices for management fees, site salary reimbursements, mortgages, taxes and escrows.
2. Perform weekly check runs, including: printing & filing copies of checks; matching checks to invoices; mailing checks to vendors.
3. Prepares monthly insurance, real estate tax, depreciation, mortgage and interest analysis. Records monthly accruals. Enters appropriate and necessary adjustments.
4. Reconciles operating account & escrow bank statements.
5. Prepares monthly analysis of gross potential rents and vacancies. Makes appropriate and necessary adjustments
6. Prepares manual checks as appropriate and necessary.
7. Prepares bank deposits as appropriate and necessary.
8. In cooperation with other accounting personnel, files all forms and other documents related to accounts receivable and payable in appropriate file.
9. In cooperation with the Property Manager, performs tasks associated with daily transfer of information to and from sites.
10. Compiles weekly cash monitor/balances list for relevant properties and accounts.
11. Prepares excess income reports for relevant properties and accounts.
12. Performs other tasks as assigned.
