Development Associate
Overview:
Our client, a real estate development company in the South Bay is looking for a full-time, direct hire Development Associate to join their team. The role will be responsible for managing all phases of their real estate development projects to include the preparation of site analysis reports, cost and progress updates, and maintain accurate project documentation. The ideal candidate is detail-oriented, deadline-driven, and knowledgeable about real estate transactions and construction practices.
Key Responsibilities:
- Oversee development activities from concept through completion, including design coordination, entitlement processes, budgeting, and feasibility analysis.
- Partner with architects, engineers, consultants, and municipal agencies to secure approvals and keep projects on track.
- Review and monitor general contractor budgets, schedules, and change orders; ensure updates align with project milestones and contractual obligations.
- Support construction financing by managing monthly lender requisitions and participating in site inspections.
- Maintain comprehensive project logs (RFIs, permits, submittals, change orders) to ensure timely processing of critical documentation.
- Track quality control, safety compliance, and adherence to project standards throughout construction.
- Prepare and update budget reports, contract summaries, and cash flow projections based on actual progress.
- Coordinate project closeout and transition to asset, property, and facilities management teams.
- Assist with due diligence for new deals, including environmental and geotechnical reviews, public record research, and preliminary pricing analysis.
Additional Expectations:
- Ability to travel to project sites as needed.
- Flexibility to work extended hours or weekends when required.
- Perform other duties as assigned.
Qualifications:
- Bachelor’s degree required; Civil Engineering background strongly preferred.
- 4-6 years of experience in real estate development, ideally with ground-up projects or multi-site retail development.
- Strong analytical, problem-solving, and project management skills.
- Familiarity with risk assessment in acquisitions, entitlements, and development.
- Knowledge of California environmental approval processes is a plus.
- Proficiency in project scheduling tools and MS Office Suite.
- Excellent negotiation, communication, and organizational skills.
- Ability to thrive in a fast-paced environment and manage multiple projects simultaneously.
- Demonstrated integrity, self-motivation, and a track record of success.
