Commercial Property Manager

Commercial real estate firm in Uptown is looking for a Commercial Property Manager. Regular business hours. Salary $65-85k, based on experience. Direct Hire.

PRIMARY RESPONSIBILITIES

  1. Support for President, Leasing and Development Teams:
    1. Preparation of Lease LOI’s, Lease Agreements, Land Purchase Contracts and Amendments
    2. Lease abstracting, critical dates calendaring, and management of critical dates
    3. Research of trade area market demographics, transportation, market competition
    4. Research of municipal fee structures, planning ordinances, overlay plans
    5. Prepare consultant and contractor contract management schedules, critical dates, and calendaring
    6. Obtain proposals and quotes from consultants and contractors
    7. Assist development team with acquiring/ ordering construction materials and equipment
    8. Provide full administrative support for Leasing and Development activities, including phone support, typing, reports, filing and distribution of correspondence
    9. Manage all hard copy and electronic documents and organize file structures
  1. Property Manager (PM):
    1. Site and property visits/inspections, tenant meetings
    2. Attend vendor meetings and correspondence
    3. Lease Administration activities, including abstracting leases, amendments, and related documents and entering in MRI
    4. Prepare annual budgets and TICAM reconciliations
    5. Ensure adherence of all Landlord/Tenant responsibilities and obligations (e.g., Tenant maintenance agreements, COIs, etc.)
    6. Act as primary contact for tenants, vendors and service providers; respond to all inquiries regarding tenant and property services promptly and in a manner that fosters a positive relationship between Landlord and Tenants
    7. Ensure tenant rent payments are received according to lease obligations; make daily/monthly deposits
    8. Review and code all property related invoices
    9. Coordinate with property vendors and service providers

REQUISITE SKILLS AND ABILITIES

Technical Skills

  1. Proficient in Microsoft Office Applications. (Word, Excel, Power Point and Project)
  2. Familiarity with MRI, a plus
  3. Proficient in Adobe Acrobat, a plus
  4. Familiarity with office equipment, functions
  5. Electronic document management methodology
  6. North Carolina Real Estate license (or willing to obtain license)
  7. North Carolina notary certificate (or willing to obtain certificate)

Interpersonal

  1. Maintain all development, financial and personnel information in strict confidence
  2. Work in a positive, effective manner with CPI personnel
  3. Act as a team player with ability to work independently
  4. Communicate any work/personal issues professionally and appropriately
  5. Demonstrate honesty and integrity in all business activities
  6. Represent organization professionally when interacting with others

General Experience

  1. 5+ years of experience in commercial real estate industry
  2. Prefer experience drafting and reviewing legal documents
  3. Strong attention to detail
  4. High level of organization
  5. Prefer experience with ESRI/ demographic programs
