Position Summary
The Assistant General Manager supports the Senior General Manager in the leadership, financial performance, and operational execution of Town Square Las Vegas. This position serves as a strategic partner to the Senior General Manager and plays a key role in financial management, tenant relations, property operations, team leadership, and ownership reporting.
The Assistant General Manager acts on behalf of the Senior General Manager when necessary and is expected to develop a comprehensive understanding of all aspects of property performance.
Essential Duties and Responsibilities
Financial Management
* Assist in the preparation of annual operating budgets, reforecasts, and cash flow projections.
* Review monthly financial statements and variance reports.
* Monitor accounts receivable and support collection efforts.
* Track capital expenditures and landlord work projects.
* Assist in the preparation of operating expense reconciliations and tenant settlements.
* Identify opportunities to improve property performance and NOI.
Property Operations
* Assist with the oversight of day to day property operations.
* Partner with Operations, Security, Marketing, Specialty Leasing, and Accounting to ensure property objectives are achieved.
* Monitor vendor performance and service contract compliance.
* Conduct regular property inspections and identify operational improvement opportunities.
* Support risk management, life safety, and emergency response initiatives.
Tenant Relations
* Maintain strong relationships with tenants and regularly engage with retailers, office tenants, and restaurant operators.
* Assist with tenant onboarding, openings, relocations, and closures.
* Coordinate tenant communication and issue resolution.
* Support lease compliance efforts and landlord obligations.
Leadership and Team Development
* Serve as a member of the property leadership team.
* Support team development, coaching, and performance management initiatives.
* Lead meetings, projects, and initiatives as assigned.
* Act on behalf of the Senior General Manager when necessary.
Asset Management and Reporting
* Assist with ownership reporting and executive summaries.
* Support strategic planning initiatives.
* Coordinate property information requests from ownership, leasing, and asset management teams.
* Assist in the evaluation of opportunities to enhance asset value and operational performance.
Qualifications
* Bachelor’s degree in Business, Finance, Accounting, Real Estate, or related field preferred.
* Minimum 5 years of commercial property management experience.
* Strong understanding of budgeting, forecasting, and financial reporting.
* Excellent communication and leadership skills.
* Experience working with tenants, vendors, and property management teams.
* Proficiency with Microsoft Office and Yardi.
