Recruiting for an experienced Property Manager who will manage and direct the operations of each property to which assigned.

Position Summary

Oversee the day-to-day management and operations of assigned commercial properties, ensuring assets are maintained to high standards while maximizing financial performance and tenant satisfaction. This role is responsible for property operations, budgeting, vendor management, capital projects, tenant relations, and overall asset performance.

Key Responsibilities

  • Lead all operational activities for assigned properties in accordance with company policies, procedures, regulations, and lease requirements.
  • Serve as the primary point of oversight for property staff, ensuring responsibilities are completed accurately and efficiently.
  • Maintain strong tenant relationships and ensure concerns are addressed promptly through coordination with building personnel.
  • Manage and monitor capital improvement projects, tenant buildouts, and property enhancements from planning through completion.
  • Review and approve accounts receivable reports, including rent rolls, management fees, CAM reconciliations, late fees, and related charges.
  • Monitor tenant delinquency reports, oversee collection efforts, and coordinate with legal counsel when necessary.
  • Review lease agreements and renewals entered into MRI to ensure accuracy of lease terms, escalations, pass-through expenses, options, and billing information.
  • Track construction timelines to ensure lease commencement and rent start dates are achieved as scheduled.
  • Oversee existing service contracts and vendor relationships while identifying and negotiating with new vendors as needed.
  • Review annual CAM reconciliations and assist in resolving tenant inquiries or disputes.
  • Analyze monthly and quarterly operational and financial reports to evaluate property performance.
  • Develop annual operating and capital budgets, including forecasting revenue, expenses, debt obligations, and improvement projects.
  • Approve repair proposals, capital expenditures, and improvement initiatives while ensuring projects remain within budget and schedule.
  • Establish and enforce property policies, procedures, and operational standards for tenants, contractors, and vendors.
  • Develop and maintain emergency preparedness and evacuation procedures for tenants and property personnel.
  • Prepare and manage lender escrow requisitions and related financial documentation.
  • Continuously evaluate operating expenses and revenue opportunities to improve property profitability and Net Operating Income (NOI).
  • Prepare variance analyses and provide explanations for monthly financial results.
  • Identify and implement cost-saving initiatives, including utility management, vendor consolidation, and rebate opportunities.
  • Ensure compliance with all applicable local, state, and regulatory requirements.
  • Oversee tenant improvement and building improvement projects to ensure work is completed according to specifications, budget, and schedule.
  • Represent the company through participation in industry associations, networking groups, and community organizations.
  • Perform additional duties and special projects as assigned.

Additional Responsibilities

  • Collaborate with internal departments to support property objectives and operational initiatives.
  • Maintain personnel documentation and submit employee time records for payroll processing.
  • Support employee relations efforts, including interviewing, performance management, training coordination, and workplace issue resolution.
  • Participate in scheduled property management meetings, company conferences, and professional development activities.

Qualifications

  • Bachelor’s degree in Business, Real Estate, Property Management, or a related field preferred.
  • Minimum of 5 years of commercial property management experience.
  • Strong understanding of building operations, construction processes, and engineering systems.
  • CPM and/or RPA designation preferred.
  • Real estate license preferred.
  • Demonstrated success leading, developing, and motivating teams.
  • Excellent communication, presentation, and interpersonal skills.
  • Strong analytical, organizational, and problem-solving abilities.
  • Proven commitment to delivering exceptional tenant and customer service.
  • Experience with MRI or similar property management software preferred.
