Position Summary
Our client is seeking a finance professional who can operate at both the enterprise and project level. This newly established role will serve as a strategic partner to executive leadership by driving financial planning, forecasting, reporting, and analytical initiatives across multiple business units while also supporting real estate development activities through underwriting and project analysis.
This position is structured combining enterprise FP&A leadership with hands-on real estate financial modeling. The successful candidate will play a key role in building structure, improving visibility into financial performance, and supporting data-driven decision making throughout the organization.
Enterprise FP&A Responsibilities
As the organization continues to scale, this role will help create and maintain the financial planning infrastructure needed to support leadership, the Board of Directors, and multiple lines of business.
Financial Planning & Forecasting
- Direct the annual budgeting process across seven lines of business, including assumption development, budget template administration, consolidation of submissions, and preparation of presentation materials for Board review.
- Manage ongoing forecasting activities and maintain rolling quarterly forecasts, identifying trends and variances relative to budget expectations.
- Create and maintain long-range financial planning models that support strategic initiatives and future growth plans.
- Monitor cash flow planning activities, including maintenance of the sources-and-uses model, and proactively communicate liquidity concerns and opportunities to executive leadership.
Financial Reporting & Performance Management
- Establish and oversee a comprehensive reporting calendar to ensure timely completion of all management and Board reporting requirements.
- Partner closely with accounting and operational leaders to drive accountability for reporting deadlines and deliverables.
- Develop monthly and quarterly reporting packages, providing meaningful analysis of budget-to-actual results and key business drivers.
- Design and maintain KPI dashboards and performance metrics that support executive decision making and organizational goals.
Strategic Analysis & Executive Support
- Conduct financial modeling, investment analysis, scenario planning, and sensitivity testing for various business initiatives.
- Analyze capital structure alternatives and evaluate investment opportunities across multiple business units.
- Support preparation of materials and financial analyses for Board meetings and Board subcommittees, including Audit, Compensation, and Compliance.
- Provide ad hoc analysis and recommendations to executive leadership as business needs arise.
Real Estate Financial Analysis Responsibilities
The real estate division represents a significant portion of the organization’s operations and development activity. This area of responsibility requires advanced financial modeling skills, strong analytical capabilities, and a thorough understanding of real estate development economics.
Development Underwriting & Investment Analysis
- Prepare and maintain detailed financial models and proformas for active developments and future project opportunities.
- Evaluate investment performance under multiple scenarios, including base case, downside, and upside assumptions.
- Analyze project returns using metrics such as Internal Rate of Return (IRR), Return on Cost (ROC), Equity Multiple (MOIC), and Cash-on-Cash Return.
- Assess the financial impact of changes in market conditions, lease-up assumptions, rental rate growth, capitalization rates, interest rates, and construction costs.
Acquisitions, Capital Planning & Dispositions
- Support evaluation of prospective acquisitions, land purchases, and development opportunities through detailed underwriting and financial analysis.
- Prepare hold versus sell analyses and assess the financial implications of disposition opportunities.
- Assist in the preparation of presentations and financial materials related to equity raises and investor communications.
- Partner with development leadership to evaluate financing alternatives and project feasibility.
Financial Modeling & Process Improvement
- Create and enhance underwriting standards, financial modeling tools, and reporting templates used across development projects.
- Promote consistency, accuracy, and transparency in project-level financial analysis and reporting.
- Conduct market research, comparable transaction analysis, and data management activities that support investment assumptions and decision making.
- Develop scalable financial processes and tools that improve efficiency and support future organizational growth.
Qualifications
- 7+ years of progressive experience in financial planning and analysis, corporate finance, real estate finance, or a related field.
- Bachelor’s degree in Finance, Accounting, Economics, Real Estate, or a related discipline required.
- MBA, CPA, CFA, or other advanced financial credentials preferred.
- Experience within a family office, private equity real estate environment, development organization, or complex multi-entity business structure is highly preferred.
- Advanced Excel modeling skills with extensive experience building financial models from the ground up.
- Strong understanding of real estate development fundamentals, including construction financing, lease-up assumptions, investment return metrics, and valuation methodologies.
- Proven experience managing budgeting, forecasting, and management reporting processes.
- Ability to translate financial information into concise and actionable insights for executive and Board-level audiences.
- Excellent written, verbal, and presentation skills.
- Experience utilizing business intelligence platforms such as Power BI or Tableau.
- Familiarity with Argus or similar real estate underwriting software preferred.
- Working knowledge of GP/LP investment structures is a plus.
- Demonstrated success building processes, creating structure, and improving financial operations in evolving organizations.
- Ability to work independently while effectively partnering with executive leadership and cross-functional teams.
